DSCR Loans in Florida: How Rental Property Investors Qualify Without Paystubs

If you invest in Florida real estate, you've probably hit this wall: you own rentals that make money, but on paper — after write-offs and depreciation — your tax returns make you look like you barely earn a living. A traditional lender looks at those returns and says no.
A DSCR loan flips the question. Instead of asking "how much do you make?", it asks "does this property pay for itself?" That's a far better question for an investor.
What is a DSCR loan?
DSCR stands for debt service coverage ratio. It's a simple comparison between what a property brings in and what it costs to hold each month:
DSCR = monthly rental income ÷ monthly housing payment (principal, interest, taxes, insurance, and HOA dues).
A ratio of 1.00 means the rent exactly covers the payment. Above 1.00, the property produces extra cash flow. Below 1.00, the rent falls short. Lenders use this ratio — not your personal income — to decide whether the loan makes sense.
A quick example
The numbers below are hypothetical and for illustration only — they are not a quote or an offer.
| Example rental | |
|---|---|
| Monthly rent | $3,000 |
| Principal & interest | $1,850 |
| Taxes, insurance & HOA | $650 |
| Total monthly payment | $2,500 |
| DSCR | 1.20 |
In this example the property covers its payment with room to spare. Notice what's missing: no W-2, no paystub, no tax return. The property's cash flow does the qualifying.
Who a DSCR loan fits
- Self-employed investors whose tax returns show low income after write-offs
- Investors growing a portfolio who don't want every new property tied to their personal income
- Buyers who want to hold title in an LLC
- Owners of long-term rentals who want to buy, refinance, or pull out equity
- Investors who'd rather not hand over personal income and employment documents
Who it doesn't fit
- Anyone buying a home to live in — DSCR loans are for investment (non-owner-occupied) properties only
- Properties where the rent doesn't come close to covering the payment
- Borrowers who qualify easily on W-2 income and want the lowest possible conventional rate
Tap your rental's equity: the DSCR HELOC
Already own a rental with equity? You don't have to sell it or refinance your whole loan to put that equity to work. Our DSCR HELOC qualifies on the property's cash flow, not your paystub:
- Up to $1 million in first lien position, or up to $500,000 in second lien position
- LLC vesting allowed — natural person borrower, title held in your LLC
- No W-2s and no personal income or employment documents
- Qualifies on the subject property's cash flow
Investors often use that line for a down payment on the next property, renovations that raise the rent, or a cash cushion between tenants.
Why this matters in Florida
Florida rentals carry real holding costs — property insurance, taxes, and condo or HOA dues can add up fast. Because DSCR includes those costs in the payment, it forces an honest look at whether a property truly cash flows. If the numbers work under a DSCR review, you can be confident the investment stands on its own.

Frequently asked questions
What does DSCR stand for?
Debt service coverage ratio. It compares a property's rental income to its monthly housing payment — principal, interest, taxes, insurance, and any HOA dues.
Do I need tax returns or W-2s for a DSCR loan?
No. A DSCR loan qualifies on the subject property's cash flow, not your personal income or employment documents.
Can I close a DSCR loan in my LLC?
Yes. LLC vesting is allowed — title can be held in your LLC, with you as the individual borrower.
Can I use a DSCR loan for my primary home?
No. DSCR financing is for investment (non-owner-occupied) properties only.
Can I pull equity out of a rental I already own?
Yes. Our DSCR HELOC lets investors tap a rental's equity based on its cash flow — up to $1 million in first lien position or up to $500,000 in second lien position, subject to approval.
What if my property's rent doesn't fully cover the payment?
Some programs may still work depending on the overall file. Call us and we'll run the numbers on your specific property before you apply.
