The DSCR HELOC: Pulling Cash From Your Rental Without Refinancing

You own a Florida rental. It's appreciated, the rent covers the payment, and there's real equity sitting in it. The problem: pulling that equity out usually means a cash-out refinance — replacing your whole mortgage — and proving personal income your tax returns may not show after write-offs.
A DSCR HELOC takes a different route. It's a line of credit on the rental itself, and it qualifies on what the property earns, not on your paystub.
What is a DSCR HELOC?
DSCR stands for debt service coverage ratio — a comparison of the property's rental income to its monthly housing payment (principal, interest, taxes, insurance, and HOA dues). A DSCR HELOC uses that ratio to qualify, so the property's cash flow does the work instead of your W-2s or tax returns.
- For investment (non-owner-occupied) rental properties
DSCR HELOC vs. cash-out refinance
| DSCR HELOC (second lien) | Refinanciamiento con retiro de efectivo | |
|---|---|---|
| Your existing mortgage | Se mantiene | Paid off and replaced |
| How you get funds | A line you draw from as needed | Un solo desembolso al cierre |
| How you qualify | Property cash flow (DSCR) | Depends on the loan program |
| Best when | You like your current loan and want flexible access | You want to restructure the whole loan |
If your current first mortgage has terms you want to keep, a second-lien DSCR HELOC lets you reach the equity without touching it. If the property is owned free and clear, the line can sit in first lien position.
How investors use it
- Down payment on the next rental
- Renovations that can raise the rent
- A cash cushion for vacancies, repairs, or insurance increases
- Moving quickly on a deal without waiting on a full refinance
A quick example
The numbers below are hypothetical and for illustration only — not a quote or an offer.
| Propiedad de alquiler de ejemplo | |
|---|---|
| Alquiler mensual | $3,200 |
| Total monthly payment (incl. HELOC) | $2,600 |
| DSCR | 1.23 |
Because the payment used in the ratio includes taxes, insurance, and HOA dues, the review gives you an honest picture of whether the property still cash flows after you draw on the line — an important check with Florida's holding costs.
Who it fits — and who it doesn't
- Fits: investors whose tax returns understate income after write-offs
- Fits: owners holding (or wanting to hold) rentals in an LLC
- Fits: investors with strong-cash-flow rentals and built-up equity
- Not a fit: your primary residence — see our standard HELOC instead
- Not a fit: properties where rent doesn't come close to covering the payment
